Investor Protection
Dubai offers a highly secure and transparent investment environment, backed by strong government regulations and investor protection laws. With strict compliance frameworks, escrow regulations, and oversight from authorities like the Dubai Land Department (DLD) and RERA, investors benefit from enhanced security, reduced risk, and complete confidence in their real estate investments.
Escrow Accounts
This is a major initiative put in place to provide investors with the security of knowing their money is regulated by the Dubai Government through the DLD/RERA
- Developer cannot take money without completing the building
- RERA Inspectors visit the sites to confirm construction progress and release funds for construction milestones (All progress is visible on the DLD website and investors can regularly check the website for accurate and up to date construction details).
- Even after the handover of the building, there is a retention account in place for one year after the handover to provide a safety net for any maintenance issues that may arise for the developer.

Owners Associations
Once a developer hands over the building to the new owners, an Owners Association is put in place as a requirement by the DLD/RERA
- These companies are audited annually by the DLD/RERA and are responsible for maintaining the building on behalf of the owners.
- The OA holds an Annual General Assembly, it votes for its Board Members, and the OA Board Members represent the owners of the building for any facilities management requirements.
